First Property Purchase

A pair of childhood friends who are Permanent Residents here decided to purchase their first property in Singapore after renting for more than 20 years since they started work in Singapore!

Shared with them the financials and price trends and they decided it makes sense to own their own property with Additional Buyer’s Stamp Duty (ABSD) than to carry on paying rent.  Eventually they decided on a new condominium with potential capital appreciation and a strong blue-chip tenant pool.

Helped a single lady to purchase a HDB flat (with special approval to sell) in an estate which has not achieved the Minimum Occupation Period (MOP).

There was a substantial price gap in sellers’ asking price and the price she was prepared to pay due to the dearth of transactions that can be used as comparables. Using the limited available transactions, I managed to convince sellers to accept my buyer’s offer.

A couple co-owning a private property is planning to look for their dream landed home. After going through their preferred location and transferring the ownership to the wife, the husband was ready to purchase without the Additional Buyer’s Stamp Duty (ABSD).

However, there are very limited properties for sale in their preferred location. When I spotted a suitable and under the radar property, their delight quickly turned to disappointment when it was made known to us there’s some legal issues with the property and seller.

Working closely with their lawyer and carefully manoeuvring the potential landmine, we managed to secure their dream landed home with a $300,000 reduction in seller’s asking price!
